# How to clear out a parent's house in Albuquerque — a room-by-room plan

> Downsizing a parent or clearing an estate in Albuquerque? A room-by-room guide: paperwork, family picks, and who takes what — sell, donate or free pickup.

To clear out a parent's house in Albuquerque: paperwork and valuables first, then family picks, then room by room — sell the valuable few, let a charity pick up everyday furniture in good shape, use the City's Large Item Pick-Up for bulky leftovers, and text me photos of the resale-worthy share (vintage and quality furniture included), which I pick up free by request (see [senior downsizing pickup](https://abqreclaimed.com/downsizing-pickup-albuquerque)). Here's the plan I give families, room by room.

Forty years in one house is a workshop, a sewing room, a garage, a wall of books, and a family with not enough weekends. This plan is honest about what's worth selling, what a free pickup takes, what charities want, and what the city will haul — so the job has a sequence instead of a pile.

## Before anything leaves: paperwork, then people

Two passes come before any sorting. First, paperwork and small valuables: deeds, titles, insurance, the safe, jewelry, anything with an account number — into one box that goes with you. Second, family: everyone takes their turn choosing what matters, with no sorting pressure. Only after those two passes does the house become a clear-out. If there's a probate timeline, realtor, or estate attorney involved, get their date and work backward; see [partners](https://abqreclaimed.com/partners) if you want me to coordinate with them directly.

## Home for the holidays? How to help a parent downsize in one visit

If you fly in for Thanksgiving or the holidays and fly home after the long weekend, you won't empty a house in one trip. But one visit can set up the whole job:

1. **Start in the least-used rooms** — the spare room, the garage, the storage closets — not the rooms your parent lives in.
2. **Paperwork and valuables go in one box that leaves with you.**
3. **Family picks by a shared list or tape** — a name on masking tape, or one shared list on everyone's phone.
4. **Take wide video of every room**, the garage shelves and the closets.
5. **Leave a local key-holder and a target date.**
6. **[Text me the photos](sms:+15052503804);** I'll tell you honestly what I can take free, by request, and who takes the rest. Nothing is promised until I confirm.

Use the visit to make the plan, not to finish the job.

## The four buckets (decide fast, don't re-decide)

- **Worth selling yourself** — a handful of pieces in most houses: the good watch, the mid-century credenza, a quality instrument, a camera collection, coins, a vintage tool worth more than new. Sell those and keep the money; the [where-to-sell guide](https://abqreclaimed.com/where-to-sell-used-gear-albuquerque) lists local shops that buy on the spot. Books go to a local book donation drop box. Holding an estate sale? Afterward: [estate-sale leftovers](https://abqreclaimed.com/estate-sale-leftovers-pickup-albuquerque). Not up for selling a big piece yourself? [Vintage, mid-century and solid-wood furniture](https://abqreclaimed.com/vintage-furniture-pickup-albuquerque) is on my want list too — a photo plus any maker’s mark.
- **Resale-worthy middle** — this is most of a workshop and garage, and it's what I take free by request: [tools and hardware](https://abqreclaimed.com/used-tool-pickup-albuquerque), [electronics and audio](https://abqreclaimed.com/electronics-pickup-albuquerque) of any decade (working or not), sewing machines, records, cameras, [camping gear](https://abqreclaimed.com/camping-gear-pickup-albuquerque), [bikes](https://abqreclaimed.com/bike-pickup-albuquerque), [instruments](https://abqreclaimed.com/musical-instrument-pickup-albuquerque), [small appliances](https://abqreclaimed.com/appliance-removal-albuquerque), [collectibles](https://abqreclaimed.com/collectibles-pickup-albuquerque), home-health equipment the family owns (power-chair controllers, adjustable-bed motors, control boxes and remotes), shop, service and aviation manuals, technical instruments (microscopes, slide rules), vintage wool camp blankets, and [quality clothing and shoes](https://abqreclaimed.com/quality-clothing-shoes-pickup-albuquerque) like brand-name outdoor jackets and good leather boots. See [downsizing pickup](https://abqreclaimed.com/downsizing-pickup-albuquerque) or, after a death, [clearing a loved one's home](https://abqreclaimed.com/bereavement-house-cleanout-albuquerque).
- **Charity** — everyday furniture and housewares in good shape: Habitat for Humanity ReStore (4900 Menaul NE; free large-item pickup at (505) 265-0057), St. Vincent de Paul thrift (4120 Menaul Blvd NE, (505) 346-1500), Goodwill donation centers (goodwillnm.org/locations), Big Brothers Big Sisters home pickup ((505) 881-0599). Charities issue tax receipts.
- **City or hauler** — mattresses, particle-board and broken furniture, debris: the City of Albuquerque's free large-item pickup for Solid Waste customers (call 311 / (505) 768-2000); paint, chemicals, fuel, propane, old pesticides — very common in a long-owned garage — go to the Household Hazardous Waste Collection Center (2720 Girard Blvd NE, (505) 884-2277). A paid hauler is for the remainder only.

## The garage and workshop

Start here: it's the heaviest room and the one with the most second-life value. Photograph it wide — benches, pegboards, shelves, the corners — and don't sort. [Text me those wide shots](sms:+15052503804). Hand planes, machinist tools, a table saw, coffee cans of hardware, the old radio: resale-worthy, all of it. The half-empty cans of everything on the bottom shelf are the HHW trip. Once the garage is clear you have staging space for the rest of the house, which is the real reason to do it first. More on [used tool pickup](https://abqreclaimed.com/used-tool-pickup-albuquerque) and [garage cleanouts](https://abqreclaimed.com/garage-cleanout-albuquerque). A drafting table, a flat file or a hobby print shop? See [flat files](https://abqreclaimed.com/flat-file-map-cabinet-pickup-albuquerque) and [printing presses](https://abqreclaimed.com/printing-press-pickup-albuquerque) — and [the whole want list](https://abqreclaimed.com/want-list).

## Living room, den, office

[Electronics and audio from every era](https://abqreclaimed.com/electronics-pickup-albuquerque) go in the resale pile regardless of whether they power on. [The record collection](https://abqreclaimed.com/stereo-equipment-pickup-albuquerque), [the film camera in the closet](https://abqreclaimed.com/camera-equipment-pickup-albuquerque), the box of photos (keep), the desk computer (pull the drive, then it's resale), the old Kindle or iPod in a drawer. Look on the bookshelves and in the desk for the things people toss without thinking: shop and service manuals, pilot and equipment manuals, a slide rule, [a microscope](https://abqreclaimed.com/camera-equipment-pickup-albuquerque#optics), signed or leather-bound books. Furniture: vintage, mid-century, New Mexican carved and solid-wood pieces are worth a photo to me ([vintage furniture pickup](https://abqreclaimed.com/vintage-furniture-pickup-albuquerque)) — the whole piece plus any maker’s mark inside a drawer, on the back or underneath. Everyday furniture goes to ReStore or the Salvation Army, who both pick up large items, or to GiveABQ (pickup for a $50 donation inside city limits).

## Kitchen and sewing room

Quality small appliances and cookware are resale-worthy (a KitchenAid, a cast-iron set); everyday dishes go to a charity. A sewing room is almost always more valuable than it looks — [machines, especially Bernina, Singer, and Pfaff](https://abqreclaimed.com/sewing-machine-pickup-albuquerque), their feet, attachments and cabinets all have buyers (fabric and yarn stashes are better off at a charity drop-off). [Send photos](sms:+15052503804) before anyone puts it in a donation bag.

## Closets and linens

Everyday clothing and linens go to a charity — Big Brothers Big Sisters picks up, or use any thrift drop-off ([where to donate clothes](https://abqreclaimed.com/blog/where-to-donate-clothes-in-albuquerque)); I don't pick up worn-out or everyday clothes, or linens. But don't skip the closets: a parent's hall and bedroom closets often hold the best finds in the house — good leather boots, wool and brand-name coats, workwear, vintage and western wear (pearl-snap shirts, old team jackets and caps), a vintage wool blanket in the cedar chest. Photograph the labels and the soles and [send them to me](sms:+15052503804) — see [quality clothing & shoes](https://abqreclaimed.com/quality-clothing-shoes-pickup-albuquerque).

**Wheelchairs, walkers and hospital beds:** check who owns it first — if it came from hospice or is rented, the supplier’s sticker tells you who to call; ask whether it’s yours now. Working equipment the family owns can go to Adelante's Back in Use program (nonprofit, by appointment at (505) 341-7171); a broken power chair or adjustable bed usually has parts worth saving — the power-chair controller, the bed motor, control box and remote are exactly what someone else needs to keep the same chair or bed running — so [text me a photo](sms:+15052503804) (the parts, not disposable medical supplies; a whole chair or bed is photo first, no promise). Details: [power chairs, hospital beds and lift chairs — who takes what](https://abqreclaimed.com/medical-equipment-pickup-albuquerque).

## A downsizing timeline that works backward from move-in day

When a parent is moving to assisted living or a smaller home, the move-in date is the one fixed point. Work backward from it. This is the family's own plan — stretch it or compress it to fit yours:

- **8 weeks out: paperwork and family picks.** Documents and small valuables into one box; everyone chooses what matters; measure the new place so you know which furniture fits.
- **6 weeks out: the valuable few, and the garage.** Decide what's worth selling yourself and start listing it. Photograph the garage, workshop and storage areas wide.
- **4 weeks out: line up who takes the rest.** [Text me photos early](sms:+15052503804) — pickup is by request around my routes, and drop-off by text is the surest option. Call charity pickups for everyday furniture in good shape, and plan the City's Large Item Pick-Up for bulky leftovers (request it at least 24 hours before trash day).
- **2 weeks out: kitchen, closets and linens.** Pack what's going. Quality clothing and boots: photos to me. Everyday clothing and linens to a charity.
- **Move week: the bedroom last.** The rooms your parent still uses change last. Paint, chemicals and old pesticides go to the Household Hazardous Waste center, not the trash.

## Selling the house? Work backward from the listing date

If the house is going on the market, the listing date sets the pace. Ask the agent first: will it sell vacant or staged, and what has to be out before the listing photos? The purchase contract decides what conveys with the house — the appliances, the swamp cooler, the shed — so check before anything goes (in a probate, ask the personal representative or the estate attorney too). Then clear in three stages:

- **Before the listing photos:** clutter, extra furniture, and anything the agent wants out of the shots.
- **Before the inspection:** clear access to the water heater, the electrical panel, the attic, and the roof or swamp cooler.
- **Before closing:** everything that doesn't convey.

[Text me photos](sms:+15052503804) when you have a listing date. I'll tell you honestly what I can take free, by request, and who takes the rest.

## Pacing, and doing this while a parent still lives there

Gradual works. Many families clear one room a month, sending photos as they go; there's no deadline on my end and no reason to rush the emotional part. When a move to assisted living is involved, do the garage and storage areas first and the bedroom last — the rooms someone is still using should be the last to change.

## The honest part about free pickup

Abq Reclaimed is one person, for-profit, and free because I resell what has a second life. I'm not a junk hauler, I don't pay cash for anything (books go to a local book donation drop box), pickups are by request and at my discretion, and they aren't tax-deductible — a charity is the right path if a deduction matters to the estate. What I offer is the resale-worthy share gone with care, an honest plan for everything else, and a [Reclaim Receipt](https://abqreclaimed.com/reclaim-receipt) that tells the family where things went.

## Common questions

### Where do I start when clearing out a parent's house?

Paperwork and small valuables first (one box that goes with you), then let family choose what matters. After that, start in the garage and workshop: it is the heaviest room, it has the most resale value, and clearing it gives you staging space for the rest of the house.

### Who will pick up a parent's belongings for free in Albuquerque?

For the resale-worthy share — tools, electronics, sewing machines, records, cameras, gear, collectibles, vintage and quality furniture, quality clothing and shoes — Abq Reclaimed picks up free by request, at your pace, with a receipt showing where things went. For everyday furniture and housewares, Habitat for Humanity ReStore ((505) 265-0057), Big Brothers Big Sisters ((505) 881-0599), and The Salvation Army (satruck.org) run free charity pickups and issue tax receipts.

### How do we know what is valuable before giving things away?

Photograph anything that looks well-made, old, branded, or collectible and ask before it goes in a bag — vintage tools, cameras, instruments, mid-century furniture, coins, watches, and quality sewing machines are the usual surprises. If it is worth real money, sell it yourself; I will say so honestly rather than take it.

### What do we do with old paint, chemicals, and pesticides from the garage?

Take them to the City of Albuquerque's Household Hazardous Waste Collection Center at 2720 Girard Blvd NE ((505) 884-2277). They are not accepted in the trash, by charities, or by pickup services.

### Can this be done gradually while my parent is still living at home?

Yes. Send photos of one room at a time whenever you are ready; there is no deadline. Clear the garage and storage areas first and leave the rooms still in daily use for last.

### How do I help my parents downsize when I live out of town?

Use one visit to make the plan, not to finish the job. Paperwork and valuables leave with you, family picks by a shared list or tape, and you take wide video of every room, the garage shelves and the closets. Leave a local key-holder and a target date, then text me the photos: I'll tell you what I can pick up free, by request, and who takes the rest. Nothing is promised until I confirm.

### Should we empty a parent's house before selling it?

Ask the agent first: some houses sell vacant and some are staged, and the purchase contract decides what conveys (appliances, the swamp cooler, a shed). In a probate, check with the personal representative (or the estate attorney) before anything goes. Then work backward from the listing date: clear what the agent wants out before the listing photos, clear access to the water heater, electrical panel, attic and roof or cooler before the inspection, and finish what doesn't convey before closing.
